FINDING THE BEST REALTOR FOR YOUR TOWN HOME FOR SALE

Thinking about selling your house?  Taking a bit of extra time to consider the following suggestions can definitely help make a better first impression and help your home stand out from the others.

Know those who specialize in the field. The first key when having a town home for sale is to find a realtor that specializes in town homes. Town homes for sale cater to a different market than single family homes or condos. While condos provide a great real estate investment for those who don’t want the maintenance of a home, townhouses provide a level of privacy and property responsibility in between that of a townhouse or a single family home. You may still be responsible for maintaining a back yard or repairing roof - problems you don’t face with a condo - but you won’t have the same cost as a single family home.

Differentiate from the neighbors. In order to attract attention and to make your town home for sale more memorable, consider custom designs or additions, such as landscaping, high-grade windows or a new roof. This can help improve the home's aesthetics, while potentially adding value to the home. Any improvements should be practical and use colors and designs that will appeal to the widest audience. In addition, they should complement the home and its other amenities, such as building a deck or patio adjacent to an outdoor swimming pool.

Consider choosing realtors. Most realtors are independent contractors who are paid a commission based on the number of homes they sell. The commission, paid from the sales proceeds, is usually split equally between the listing agent and the selling agent. Once the deal is closed, each of those realtors usually has to pay a share to the broker who owns the office where he or she is affiliated. When you have a town home for sale, it's customary to sign an exclusive agreement with a seller's agent. If you're not happy with the way the realtor is representing you, you can terminate the contract at any time and find another agent. If you're a homebuyer, it's not necessary to sign an exclusive agreement with a buyer's agent, but some agents will ask you to do so.
