Buying a property is a tricky business. The web has
made it possible to do a lot of the legwork yourself, but there’s no substitute
for an experienced professional realtor. A crack negotiator who knows the
market can save you time, money, and heartache by helping you make the right
offer—playing hardball when necessary—and staying on top of the process.
Here are some specific reasons for you to have a realtor when buying a property.
1. Realtor’s
knowledge about the history and mystery of the property. One huge
factor that comes into play when buying a property without a realtor which
we've seen time and time again is the fact the buyer does not know the history
of the property. Realtors work with property owners who have purchased a
property and later find out the place was used as a meth lab. In some states,
realtors are now required to disclose whether a property was a 'meth home', but
that is of course assuming even the realtor knows. If it's a private sale,
there's even more of a chance this fact would not be disclosed.
2. Realtors
as networks. When you work with a realtor, their fiduciary
responsibility is to you. That means you have an expert who is looking out for
your best financial interests, an expert who’s contractually bound to do
everything in their power to protect you. If you find yourself in a situation
where the same realtor represents both the buyer and seller, things can get
trickier so be careful.

Realtors as good investment. Realtors normally work on commission, not
salary. They receive their slice only after helping you in buying a property,
the contract negotiated, and the transaction complete. The seller typically
pays the commission to both the seller's realtor and your realtor-- usually around
5% of the sales price, to be split between the two. This means that the higher
the sale, the better it is for them.
Lastly, once you've made an offer in buying a
property, start shopping for homeowners insurance. Ask your realtor about
it.
